Increasing income, decreasing expenses.I prefer to target increasing income, because expenses can only be reduced so far until you start skipping critical maintenance and generally skimping out. 

Buy at a discount, don't assume appreciation, don't skimp on due diligence, stress test all the numbers--- there are deals out there to be had as long as you're approaching them the right way. 

I have upscale places and don't skimp here. 

If you run lean, you are more likely to skimp on maintenance, struggle during turnovers, etc.

Don't skimp on insurance.
