This isn't just high risk your talking about Zach, your talking about compounded high risk. 

But in general, your biggest risks are not necessarily what's the maximum rent you can get, but can you find a reliable tenant that will always pay and pay on-time.

One great thing about fix and flip loans is that there is no early payoff penalty, so the original lender's commission is not at risk!

@Chinku Chinku the rich get rich by making their money work for them.They borrow at one rate, to invest in something that returns a higher rate - they profit on the difference.Only you can evaluate your risk tolerence though.

I work with several who go to 600 or don't require a FICO for commercial at all.  

If you register but do not have a registered agent they can often serve you by publication, or perhaps by serving the Secretary of state or any of several ways that might result in you not knowing that you have been sued. 

Similarly, if you put several Class D tenants in a Class A 4-plex, what do you think will happen to the property?
