Because, when I'm awake, I can sense potential danger signs (thankfully rare) myself.

An email at 1 am is okay with me but a phone call at 6am would be rude in my book ( I'm awake but a potential tenant doesn't know that) .

Like an applicant asking if we would put in hardwood floors, or paint the walls a different color, or buy them room-darkening curtains because the street lights might keep them awake at night, etc. 

So no need to stay awake regarding this.Property tax and insurance should be figured into the returns though.
