As long as you are not straining yourself financially, you can handle it most likely.

On the rehab side they have about 20 crews and rotate in/out required labor.

We have become very adept at keeping economically strained tenants focused on the reality that they need to pay their housing before their other expenses.

@brian The rot at the worst part is down to the lowest level of the original flooring.

A temp solution is a sewer tape that looks like a ribbon of steel,,,,poked thru trouble area and rotated so the sharp edge of the ribbon cuts the gunk off the walls as it snaps over in the rotation. 

Get a couple different email addresses, mix up the ads a bit, and put them on a rotating schedule in order to continually bump them back to the top.  

I have plenty I could rotate through crashing with so as not to wear out my welcome if I visit, but what if I did something like a part time vacation rental too?

I have enough that i will actually rotate locks between places when changeover occurs

During rehab, I give the contractor a key and then change out the cylinder after the work is complete (I have extra cylinders to rotate them out).

I have never leased to anyone under the age of 25, but can imagine college students could be a big strain on properties and management's time.Have fun with this one.
