You could try to do a 1031 and roll the proceeds into a house hack.Your idea of a HELOC is quicker and easier, but you'll get less proceeds.Good luck

A hypothetical to see how people factor costs when rolling equity forward into additional purchases.For this example assume you purchased property “A” for 100k, and put 25% down. 2 years later you sell it for 125k so you now have 50k (25k from your initial down payment + 25k in equity).

That is the only unit that is probably true market value.We considered flipping the building and have some offers - but they want at least one unit empty.In reality - we would like to keep the building as it has great rent roll potential- but we need to contest these leases.Any advice?

Which often the time is a total combined project time encapsulating more than the specific task alone, but things such as roll-out, roll-up, any ancillary tasks, maybe getting materials, site travel etc etc...

My thought would be househack with minimum cash contribution, force some equity, then do a rate/term refinance roll in costs and get refunded your escrow balance and another $2k at closing.
