Though I didn't take all his recommendations (should have in retrospect), I was able to see what they were. 

I probably would agree in retrospect.

So in retrospect I probably should've made an in-person offer on Saturday, but I somewhat chickened out and took a different approach.Heading into the showing, I knew that he valued his property at around $120K, which is currently what comps are indicating.After looking at the house, I asked him "If you were to get an offer from an ALL CASH buyer, what amount would you be looking for" and expected him to go down to $100K.

Let them come up with the reasoning, rather than you having to try and figure it out.With the first contractor we hired, a roofer, (in retrospect) it was likely to determine how much time and effort he needed to put into the job (ultimately I asked him not to come back after paying for the work he completed to that point). 

I like looking back at on old posts with retrospection sometimes.

I understand that past performance isn't a guarantee of future, but having both the retrospective data as well as current and future data gives a more complete picture.

On top of that, in 2005 I over-paid for my practice (totally my mistake in retrospect, live and learn).  

In retrospect, perhaps it may have been better to let the others wallow in the muck of their rumors, misinformation, speculation and conjecture. 

In retrospect, I should have listened to my gut on numerous occasions, but instead I gave him the benefit of the doubt when I knew I was justified in not doing so.

In retrospect I realize this is a newbie problem but seems to be a revolving issue with many people.
