I think I will take this opportunity to fix it up for the long term (say 7-10 years or more).New flooring in kitchen, maybe new cabinets, new paint, and maybe resurface the hardwood.My contractor actually started work today on some other things at my property.

Renovated everything:2 new kitchens.2 new bathrooms.Flooring and paint throughout.New and resurfaced roofs.New roof deck.New concrete, new exterior stairs.Replaced exterior rotted carpentry.

Purchased from wholesaler for $73,734 on 12/31/2014Repairs  $27,668 that's $20.49 psf which included new carpet and tile, paint, molding, bathroom cabinets, resurfacing tubs, new ceiling fans, lighting, doors, faucets, handles, granite counters, backsplash, appliances.  

It will need some future work to the land itself because the road is gravel and truly needs to be resurfaced, I received a quote for 1,200 to resurface with new gravel.

Cash will be king again -- both BRRR and flip opportunities will re-surface.  

So there is plenty of buy-and-hold investing still going on in this country, you just need to know where to look.One of the trends in real estate investing that has resurfaced in the last year or two is the idea of buying properties that have positive cash flow.

My other quick fix is painting/resurfacing cabinets, and adding new knobs can make a huge difference. 

Second question the back patio is in rough shape in certain areas, I really don't want to jack hammer up the whole patio, has anyone resurfaced concrete?
