Unfortunately, going from FHA on the departing residence to a ne FHA loan can almost never work for a few reasons. 

And we had a large inground pool at our residence, really for the kids. 

Best advice to you would be to use that VA loan as many times as you can and buy primary residences for a year, rent them out and then buy something else with the VA!
