thats basic list one can add.Value add /  New construction / land entitlements/ Timber / Minerals/ Lendingetc etc.. far more ways to actually make money than just buy and wait for rental income to payoff debtl 

And while it has it's challenges, I love this area for long term rentals.

Before getting started, I’d recommend focusing on three key areas:Strategy Selection – Understand the different investment strategies (BRRRR, short-term rentals, etc.) and determine which aligns best with your goals.Market Research – Study the market you want to invest in, including property values, rental demand, and economic trends.Laying the Foundation – Take proactive steps now that will set you up for success later.

If you're looking for appreciation and are comfortable with being a landlord, keeping it as a rental could work, especially if it's cash-flowing $300/month.

Congrats @Emily Pena - I'm also an agent (working mostly with investors), property manager and an investor myself (currently owning 26 rental units). 

The people who struggle here usually underestimate those factors.One thing I do differently than most: I share actual performance data from my rentals—purchase prices, rehab details, rent numbers, lessons learned, and backstories.
