The government has regulated their hours of work to 24 hours a week rather than 40 hours.

PA is super regulated state and not a state i recommend doing seller financing in.

At the very least you get practice running numbers and if you share your thoughts with the realtor they will have a better idea of what you are looking for in the future.

Not practicing law in your state though, so you need to consult a qualified lawyer in your jurisdiction to see what to do

PML  U are seeing this a ton on BP right now were those that live or work in states were investors loans are not regulated folks just advertise themselves as a lender and they basically whitepaper or broker deals to the actual lenders. this only takes marketing money and the gift of gab.So a few off the top of my head.

He is the best and sells nothing.Your idea makes sense, but as you've seen with regulations, it won't work in practice for a short-term rental.I like @Dan H.'

Besides the failure rate, wholesaling is legal when done right, but most programs teach you to practice real estate without a license which can get you in trouble.
