I generally talk to the tenants (during due diligence) to ask if there are any problems that they've reported and haven't been fixed, or problems that keep recurring.

I am going to forge ahead even though I am scared to death, even more anxiety about the economy (more if renters are going to be able to pay rent once I get a multi-family property)....but, it isn't going to get much cheaper to invest.

Combined with the anxiety related to the COVID-19 we're not exactly on terafirma.This week we saw the 10 year treasury bottoming out at a historic 0.35% ( it was 1.8% at the beginning of the year, an 80% decline in yield/increase in price).

All discretionary purchases are on hold, and I'll be reviewing my recurring/subscription billings to cut charges that are no longer needed. 

We are are nearing the point of maximum social anxiety, in a few weeks we will have gotten used to it, calmed down and focus on working the problem.
