Give yourself grace and recognize your progress so far. 

Yes theoretically the CD should be recognized in court, but there could be quite a fight about that one.  

I saw that Crazy documentary long time ago and it’s crazy how the authorities/court don’t even recognize these as bogus.  

Here's an example of what the journal entry looked like on 12/31/2019 for the two projects I had in progress in one of my companies:In this case, I was $84K into my 21st Street project (not yet completed) and $176K into my N Morgan project (not yet completed).Now, when you run a P&L through 12/31, you see that these two amounts are credited back to the COGS, so these costs aren't recognized in that tax year.  

Hopefully folks recognize sarcasm when they see it

What marketing strategies have proven most effective for you?

Being able to recognize those opportunities goes back to the previous two items on the list.  

My almost 40 years of experience with Section 8  have proven  that  I have been very successful by renting to Section 8 tenants.

Also recognize that construction costs will be 2-3x more expensive in this area than they were in Pittsburgh so be careful and make sure to understand pricing before going into a rehab.
