But, a person invited me is a student of his and he seems legit.But, frankly, you need to develop the DD based on what they teach, Google it then expand and align with your "buying criteria" as these "criteria" are difference for everyone.

But I feel I see some people grow rather rapidly. wasn't sure if they were using some sort of other method to get ahead. 

Big companies expanding in the area means employment and a strong tenant pool and high occupancy rates.

To overcome these, investors should focus on smaller properties, value-add opportunities, expand into secondary markets, leverage creative financing, partner for scale, monitor development trends, network aggressively, and use market data tools for tailored advice.

You don't need amenities like short-term and the people looking for MTR has expanded from travel nurses to displaced homeowners, future buyers, just sold sellers, relatives coming into town, insurance companies, etc.
