@Tom Dean we have viable options in that price range in the Myrtle Beach market and around Conway (home of Coastal Carolina University). 

As mentioned above your new rate should actually be 6-7 range not 8s so shop around.

Also pricing tends to be in the $250k+ range for SFHs, so cash flow may be difficult depending on how one is financing the deal.

The range of IRR's syndication/crowdfunding deals is much wider than just 15-18%.

I was thinking the house would rent for 1200-1350 but it seems now the range is 1000-1200 with 1200 being the highest for the area so may be hard to get.
