Like any other wholesale market, I "buy" a loan from a lender at a discount and mark it up for my profit.

In general, any time you have profit or depreciation recapture that would cause a tax. 

More like  2X to 5X the cash out.. these are done with builder developers on their deals So put out 300k get 300k back in profit plus the interest rate. most small builders/ developers need to have a equity partner so you just do both you lend the money and are the equity partner.. pretty clean..

So, you invested $10K, and now you've collected $116,161.92, a "profit" of $106,161.92!

Having said that, we also have many clients we use our systems and processes for crypto funds, buying existing businesses, funding startups, hedge funds, venture capital, and even non-profits.  

But, if you don’t want to go through all the trouble – and your manager does not want it too – then selling is probably the better option, all the more so if you are witness to a good market, and you stand to make some ok profit here.

Unless a PM company has THOUSANDS of doors, this is not profitable. 

Finding an agent that knows the market and can find you properties that provide a profit (for both of you) is worth the effort.One more thing about the contract . . . be sure to read the ENTIRE document and ask for clarification is needed. 

So from experience I can't say it has been beneficial or not to our profit.
