I am still cracking up over here...hahaThanks Derrick,I believe that if your firm with your offers eventually sellers (wholesalers) and Realtors will figure out that you play hard ball and they won't bother mucking you around and trying to pinch pennies.We know our numbers and what we can and can't pay.So its a no BS quick way of either buying or moving onto the next deal.Thanks and feel free to use itDisclaimer: No pending patents on the saying haha

Perhaps you should keep setting aside 35% but I have a day job that leaves me with disposable income I can use in a pinch, and credit cards with large lines of credit but no monthly balances.

So if your rehab is 75k then you need another 17k to get the job started.If you have the capital to deploy then you can work in this market, but if you're scarping together and pinching pennies it's going to be hard for you.
