I just picked a Luxe collection medium queen and it is $1899.

Here's how I do my due diligence:1) Portfolio matching: (takes 30 seconds per deal)a) Have an educated opinion on where I think we are in the real estate cycles (financial and physical market cycles)b) Then and only then do I pick the strategies, capital stack, and specialized asset subclasses that make sense for that opinion.

Just pick a route, get extra liability and focus on growing. 

The question I will ask is would rather step or a dollar to pick a dime or just pick up the dollar?  

We had to move to Jackson MS for one year to work on 220 defaulted loans I owned.. that was no pick nic..

I mean, they make a lot more money than the average person and they pick and choose their assignments/contracts.

Several of my STR investor clients here in Colorado have used a designer, and they generally pick a few statement pieces that they spend money on and then go with FB marketplace  or even IKEA for smaller items.

Thats my strategy there ( by way of sqqq calls), basically selling all of my longterm portfolio and building up a war chest of 🤑 to go pick up options that I have a high degree of certainty will make some big gains (thanks to the inside scoop from youtuber meetkevin, I am a course member so I get his trading alerts.)I am sure that was probably a few more paragraphs then you would have wanted haha but yeah hope that helps and feel free to check back in i will be honest about wins and losses.I am really most excited to dig into Kai Andrews' course.Cheers folks! 

I am looking into a deal and would like some advice and have people pick at it and let me know what I am missing in this proposed deal.I am a small real estate investor so far, I have 4 SFH rentals, 2 in Colorado where I live, and 2 in Texas.
