The answers are individual specific; people can tell you what they'd do, but without a thorough knowledge and understanding YOU it won't have much relevance.Here's my suggestion - read books, search for biographical information, and become familiar with people who have accumulated a good size portfolio of real property, to see how their ambitions, experiences, knowledge, and personal attributes align with yours.

Once we had the home inspection I was able to have the seller credit us at closing $8k...of which the escrow could not credit the entire amount and so I had the seller write up a personal check for $2000 How did you finance this deal?

Even if the owner seems like a really nice person, they will micromanage the builder and not like the specs of the house the builder needs to do, and/or the timing in which the builder gets it done, etc.

They may get paid on the 3rd and need to not initiate a payment until their paycheck hits their account to avoid being overdrawn.I personally have a 5 day grace period and rent is considered paid when the transfer is initiated.
