Are they interested or concerned about neighborhood crime, supporting data for surrounding rental rates that might affect your future cash flow, pictures or video of the property showing the class of the neighborhood and the property itself, ... ?

I'd recommend a "Templates Folder" that has templates for common used docs like leases, notices, advertisements for properties.I actually just did full video on my Google Drive set up over on my YouTube channel :)

I watch a lot of David Greene's YT videos and have messaged him directly and he gave me solid advice - if I'm going to buy outside of California, to go for appreciation states and look at the asset. 

But wanted to get a second opinion if thats correct as in online videos i did not see something like this.thanks

What makes it more frustrating for LP's is when the sponsor has facebook ads and youtube videos promoting their next raise or guru course that if you click on the link and sign up they will have somoene call you within 24 hours to invest, but their current investor pool on failing deals cannot receive the time of day.

I heard a guy on Bigger Pockets video give a formula to use to consider if you should sell: If your equity is more than 7 years of cash flow, then you may want to consider selling to get your equity out.
