Unless you are are in an area that is quickly gentrifying, I suspect the cost of remediation would greatly outweigh the increase in value.

I've just started doing my research on rent-to-own properties and contracts and there are a few more cons than pros for a person that would actually live there but since I wouldn't live there and use as a rental property I feel like the pros out weigh the cons for me.

Bring him properties that he would be comfortable investing his money into.If you can show him his risk is minimal and theres a benefit to him that outweighs his risk, he is much more likely to lend.Did you try the BP PDF printouts to help explain your vision in a concise and professional manner?

I think the pros far out weigh the cons - most of the cons have been mentioned already but I think one of the bigger cons would be in yellow letter type marketing...in Oregon you are supposed to disclose in every communication.
