What are your thoughts on them trying again in this field and does this help hosts at all? 

OrDid you start your real estate journey not as an investor but as a full-time employee in a real estate related field - lending, contracting, working for a developer, etc?

If the investors is not well versed in these three areas, they will not be able to successfully utilize the tactics and strategies that have proven as wealth accelerators by numerous real estate investors.

there are numerous recent threads on BP by folks who bought something because it looked nice, or an agent recommended it, and they didn't see it themselves and approach it with any skepticism. 

This should kick out a total for the field of expected end of life date, and replacement dollar at end of life. 

I ask you - is it worth it to make the move, take the cut, leave the boat and jump into the sea with just a floatie in order to get more experience in the field and chase a dream?

However, there are numerous ways to CREATE investments that have 15% or more cash flow AFTER repairs and allowance for cap ex.
