I didn't see groups of people congregating on porches or street corners, nor did I see any kids hanging around ... because they're in school like they're supposed to be at 11:30 AM on a weekday. 

However, these properties won't be low hanging fruit.

There will be lawsuits....you may win the lawsuit, but if you have to pay expensive lawyers and spend time in Texas on the defense in a hotel, with meals and all other expenses...it will not be fun.One thing you have to think about is if you are an accredited investor or hang out with plenty of accredited investors. 

I am also less aggressive at acquiring properties since covid, I like to work less and hang out with the family more.I have a plan, but I would like others to chime in on their thoughts.
