I know of some folks in KC and Memphis doing new builds like this, but they are doing it within a much larger and long-term project that includes upwards of 300-500 units built over the course of 5-10 years.Assuming you're looking in Columbia, do you have a "B+/C" neighborhood in mind?

They cover the counties with online access to public records (over 2200 counties). 

Just keep in mind each persons situation is completely different and small things can make a big difference in rates, fee's points, terms, etc. 

Additionally, when comparing whether to build a single family portfolio or a comparable multi-family portfolio, you should also keep in mind the transactional costs involved.
