All these things are very expensive to re mediate, I would start by pulling all the past building permits you can on the property to see if anything has be done.

This is true, talk to an attorney.I've been investing for a little more than 13 years now and I treat LOIs the same as contracts because anything you put on paper could end up in court or mediation.

If you don't cure this in some manner you WILL get 100's of letters during the foreclosure process.you will get phone calls.. and its the law that you must sit down with a foreclosure mediator as well to talk over your issue..

As  a successful realtor you need to be a problem solver you need to be part mediator to down right being a therapist as you help people through the transactions.  

As you may have guessed, the broker company said that they were not liable in any way but they would work with us to "mediate" a resolution with the dumpster company.  

Obviously I'd want them to mediate this to draw it up and make it legal.
