On the other hand, some big hotel outfit did the market research and thought enough of this area's tourist reputation to build a 90 room hotel- at least, that's what I tell myself!

Prior to renting out fit the first time,  what are the players I need on my team,  ranked by importance and why?  

I'd be inclined to try a large outfit where you can compare fees.

I've come across several similar wholesaler/lending outfits, that practice this strategy of: selling you the house that they've acquired through their wholesale marketing process, then packaging the financing, with a strong focus on hand-holding and advisory work.

A year ago I fought a property owner(s) & investors from putting in an industrial/commercial outfit on farmland property right across the street from one of my sfh's.

You can like houses, have nice outfits, be interested in helping people, bla bla bla, but if you don't develop SALES skills, it won't happen.

The house is older but completely remodeled, nicely outfitted, just replaced all the floors.

My Baltimore background makes me say bs anytime I see a bloated projection from a turnkey outfit, or maybe it's that I know better

On the other hand some TK outfits seem to offer questionable properties systematically.
