I suggest you talk to a real estate transactional attorney licensed in the state where the property is located and get their advice on your options. 

We require a photo ID and a working cell phone prior to stay, and their system blocks me giving my cell number to them so they can text a copy of their license to me.

I can appreciate that advise but being a Realtor and and My Dad being an master electrician (with a much broader knowledge base that goes more into being a GC without a license - and no we won't use him as an unlicensed GC) I feel pretty confident that we can do our first flip and be successful.

I recently earned my real estate agent license in California, and I'm just one exam away from becoming a licensed architect here as well.

Hi @Hassan Oukacha - Being from Texas you would need to either get your real estate license or use an online service like Inestway.com or Propelio.com - both are brokerage websites that offer true MLS sold comps for you.Full disclosure I am the co-founder of Propelio.com, but there are other sources like investway that I mentioned.

So if this means that a person without license can PRIVATELY market an equitable interest?
