Just some hints to see what their motivation level is: have there been ANY price drops in the past 200 days or however many days it's been on the market?  

On the main mid-level I demolished all existing walls, installed a new beam above the single load bearing wall and have extended the original oak hardwoods into the kitchen which had been vinyl!

Not knowing your experience level, I don't recommend flipping for a complete newbie unless you have other relevant experience.
