Your job is to make sure they are covering what they need to cover for the property. 

So, if you have 10 units and you are going to pay $1,500 a month and you are working on an active income job, too, this is an easy switch due to the labor mentally and physically (even if it is just phone calls) to get these rentals running as a well-oiled machine.  

If it's on your credit, you are on the hook for it.However, it shouldn't effect the loan process too much, a simple Letter Of Explanation should be able to get the job done with the correct investor. 

I hold a w-2 job currently and considering transitioning to holding some properties.

It is hard and will be a full time time job to do it right. 

Does Bigger Pockets have a clever scheduling function on it at all?! 

I think they've done a great job of building their product and if you already have a property listed on Airbnb, it's super easy to import to MiniStays (though it's not difficult to list your property there if you don't.)

No one checks the maintenance crew to see if the did a good job (as far as I can tell, their in house folks miss stuff). 

This of course will affect productivity and delivery schedules. 

Rental Property is located in Upstate NY in Oneida County.I have a tenant who is currently scheduled to have their lease end at the end of February; they will have only occupied the unit for a year at the end of their lease.I'm not looking to extend their lease and would like to have the unit vacant upon lease end.
