While I've never invested personally in Detroit, my usual word of caution to investors in these "lower cost" markets is that while cashflow is great on a % basis, make sure to look at the actual quantity of cashflow. 

i think this is a decision only you can make. im in a similar boat (house hacking my primary) and considering renting the whole thing out to get a solo home for myself. certainly a lot of appeal in that, given how much work goes into the house hack. but whether or not the numbers on cash flow align is up to you. personally i dont think $150 (seems like about 12%?)

Don't talk yourself into a place because of personal use.Buying a $475k condo that brings in 35k in gross rental income will lose a lot of money.

@Erica King Sounds like this is more of a personal budgeting concern rather than a real estate one.

Not sure if they have upgraded to desktop appraisals but if they are still doing in person appraisals , make sure you get everything (scope of work, good faith deposit, social, LLC docs, insurance, proof of prior experience, financial statements) in ASAP.

Personally, I would pay off the higher rate first. 

Personally, if I were to sell the stock, I would buy more property, not pay off the existing one. 

i would never tell a random person on the internet where they should live.
