I have worked my entire career in construction and last 2 years performing entitlements, permitting, and construction for industrial developments along the Wasatch.

Out of the areas in KY that is not one I would have thought would be on most out of state investors radars.I am still in the initial stages of my research, but Owensboro made into the list while choosing candidates based on cities with diverse economy with significant industries for an LTR.

Its quite the industry.

They appear to be very active in the industry.

I wouldn’t go as far to say it’s a scam, but the amount they’re taking as a cut is unheard of in the industry. 

If cybercrime industry was a country in 2021, it would have been the world's third-largest economy after the U.S and China, totaling a 6 trillion USD in inflicted damages.

Then there's misaligned incentives players in the construction industry may make more money the longer a project takes to get completed.

It helps to network with as many locals in the industry as you can.

But falling 10/20/30 bond yields don't translate into rising CRE values as down GDP means more store closings, lower NOI, lower office rents/industrial etc, etc.
