While the 2020 pre-leasing window was a little more nerve inducing than other years, I believe with the vaccine on the way and the proven ability to adapt to a socially distant environment, student housing in general will be in a good spot for the 2021 school year and going forward.

@Maria G.According to the author Matthew Desmond as reported in the NY Times, in the USA, the average homeowner's net worth ($195,400), is 36 times greater than the average tenant's ($5,400).I believe the feelings of powerlessness and paranoia-inducing fear this imbalance creates on the part of many tenants is greatly underestimated by many here on BP.

As an investor, you really need to establish trust with those you work with, if they know that if you find something and that you will call them to handle the transaction, they may assist you as a "prospect" instead of as a client until it's time to make an offer or list, at which time they would need to enter into a formal agency agreement.As to KW sandbagging commissions as some type of credit to be paid to you later on when you become a licensee, here, we would still view that as compensation, it is an inducement based on a sale price for you to do something else, to become an agent and is unethical if not illegal, IMO.

In the last 6 months however the mosaic backsplash with a quartz composite countertop trend has swept in and taken over everywhere around town.The issue I'm finding is that there are so many color and design options with the mosaic backsplashes that they can be headache-inducing after about 5 minutes if they're not done well.
