I like the idea to get official inspection done (from the City, for example) and present it as a proof that the work was not done or was done incorrectly, or no proof of permits.

I'm currently reading a couple commercial real estate books (one of which is a textbook) where the author speaks of some of their own experiences (for example, incorrectly verifying all owners of a MF he was trying to purchase thus being unable to sue for breach of contract when they backed out).

So many people assuming [incorrectly] that seller financing is what you do when you can't sell your property any other way; so in a hot seller's market like you've got in Denver, it wouldn't be possible.

The mortgagors reported the mortgage interest on their returns, which excludes us from being able to capitalize the same interest on our returns.There is more research being done..we shall see what becomes of this situation.Another quirk in this situation is that one of the properties we signed a lease agreement with permission to upgrade the property.

@Jon K. this might have been explained incorrectly but the rates are slightly higher for investment properties over residential loans.
