Have a property (new build) in North East SA, rented for a year & unable to rent for almost ~10 months now, selling in this market would incur > 100K loss as impossible to compete with builders.

But turn keys deals are pretty much impossible to find.

Rent control may prevent you from increasing the rent fast enough to keep pace with inflation, limit your ability to select a reliable tenant, and make evictions of non-performing tenants difficult or impossible.

Just finding out that with a full time W2, it is nearly impossible to qualify the RE status especially with short term rentals.

Being successful as an absentee owner of a small or even mid size business is close to impossible.  

It's not impossible... it just comes at you from every direction.  

Harder, but not impossible to get financing for these compared to stick-built.

One thing is for sure, it is nearly impossible to increase revenue in year 1 by more than 15%.

I'm assuming you'd want to use this benefit for a new construction to get exactly what you want built, since finding this type of property already built & ready for sale isn't ideal, not impossible, but not ideal.
