Lots of the information online suggests that it is the easiest way to get started because you don't need that much capital, but look at successful RE Wholesalers they spend $50K+ plus a month on marketing and staff. 

Disney staff or exec accommodations? 

First of all our company just needs to spend some money, so I’m happy to just buy some for me and our staff, but really we’re just going to be experimenting with them and see if it’s worth buying 10 or 15 more.

If I was going to do rent by the room in Tulsa, I’d look into doing student housing near TU or ORU, or corporate housing near the hospitals to target traveling medical staff.

I would think you could rent it to someone on the staff of the university, or a doctor and family.

I'm sure you know already, but for those who don't regularly work with the DSD Staff: the reality is it's a super tough job to do, especially when new code keeps getting introduced (dispensaries, SLSD, ADUs, re-zoning, CEQA) ... and you're expected to know everything about everything ... and your customers aren't always knowledgable or patient. 

Because of the pandemic hospital's have been hiring more staff and they all need housing.
