I actually manage most of my units at or near 0% by careful tenant selection, showing units while occupied and getting new tenants to move in on the heals of those that are leaving.

The achilles heal for my situation is that I did not send anything to the tentant within the 14 day period required by the state, so it sounds like she may be getting her full $1,100 deposit back if she files in small claims.
