A 'bird dog' is a 'finder'... and while there are clear cases of advertisers overstepping their bounds into brokerage (http://caselaw.findlaw.com/il-court-of-appeals/1546961.html) there are also (many not so clear) cases where a 'finder' is not a broker (http://law.justia.com/cases/new-york/other-courts/2010/2010-20104.html).I would encourage anyone to browse the last link for 'finder' and also to look at the section 'Quality and Quantity of Services', 'Fiduciary Duty', 'Differences in Entitlement to Fee'.

Quantity vs Quality? 

Joseph M,I recently purchased a SF in Harmony Township, Pa.

Realtor is relatively easy and GC is much tougher and both can be much more lucrative, especially if you go for quality over quantity. 

Also, that's the neighborhood where Bone Thugs & Harmony are from.

They are in the game of deal quantity, while us rehabbers are in the game of deal quality. 

If you do the numbers, the speed and quantity you will be able to do using the partner trumps the loss of revenue due to the sharing of the cash flow.  

You're right to intimate that the elasticity of supply is low, but what I'm trying to point out is that the consumer is now much more able to move to where the supply is high than ever before.The substitution effect doesn't appear to be influencing consumers with respect to these high-end real estate purchases--instead we're seeing something closer to the income effect, where a consumer increases their demand quantity as their income rises.

@Rick Harmon   I agree that using a PO BOX address should not make a difference.
