I agree with that sentiment.I believe that If you get more granular in your search, you can also find areas that are in and around lower real estate class areas that are undervalued IF you are willing to put the work into stabilizing the asset.

Now, a new tabulation of home-price data by Harvard University's Joint Center for Housing Studies provides a granular look at the unevenness of the recovery from county to county.

By the 90s, there were whole areas of town you wouldn't get out of your car after dark.Investing in LA can certainly be profitable, but you have to know the granular details of each neighborhood you want to invest in.

As some here said, if one’s time horizon is short then REI isn’t a good choice due to low liquidity, granularity, and transaction cost / effort.

And more granular, small studio and one-bedroom Class C properties drop the most in price.
