Do not evict, do not try to collect past unpaid debt, do not hassle.

Have you tried to extract the value add; have you gotten an appraisal?

This approach has not only improved our operational efficiency but also helped us stay on top of opportunities without getting bogged down by the details.Have any of you tried alternative strategies or found other methods that work even better?

Of course they are also trying to "launch loan fund".

What are you trying to sell?

Definitely want to talk/meet with a few different ones if possible and try to get to know them and their companies if possible on the front end so you don't have to fly in after the fact. 

But I haven't found one better and I've been trying for at least the past couple of years. 

IF you're not on an HOA maybe try co-living.
