Playing an appreciation game can be risky.

You don't get better roi -- build a nice monthly income with a couple props in this realm and then move on to a "better" area to play the lower returns hopeful appreciation game - or consider single family, flipping etc.  

Since house hacking is off the table, focus on building a network in those areas—agents, property managers, and contractors are key.

In my opinion, TXTing takes out more from you then actually bringing in - It often feels like a constant game of cat and mouse with phone carriers.
