For me anyone with a fico below 560 is probably a life long deadbeat, and anyone with no credit file, probably is also a dead beat, but they could have no credit for many reasons other than their lack of credit worthiness, so I assign 25 gamble points to the no credit renter and treat them as equivalent to a 585 fico.

I would use Cozy.co that’s what I do, as a matter of fact that's a requirement that needs to be fulfilled before I even rent to a tenant, the tenant doesn’t feel like they are renting, at least that’s what I tell myself haha, and are less likely to show up unannounced at your personal residence.

I’ve fulfilled everything on my end of the deal and spent $1,500 in inspections, appraisal, etc and would want to get that back in addition to earnest money should the deal fall through.The house is vacant and the seller has already moved out, so it seems it would be in their best interest to close this deal.
