This is how long time friendships end. 

And you won't find out if they were properly screened for a little while...Also, nobody likes to hear this, but you are mixing business with friendship, and unfortunately things can and do go wrong.

Most the time when you do, you not only build a business relationship but a lot of times a friendship as well in the process which is always a bonus.

Don't rent to friends: is your friendship worth $100-1000 you will find out.

You don't want to ruin a friendship or start with a bad reputation by screwing someone out of money if you aren't successful on your first deal. 

I never expect it, but sometimes it comes back around through the relationships I've made.Outside of my own experience, it seems like the biggest movers and shakers are those who also focus on their network, friendships, meet ups, the community, and try to add value.  

Hopefully this doesn’t cost you the friendship on top of your tenant.
