It really only needs lots of cleaning and fresh paint.  

If you as the investor were to fall into some predicament then your flips suffers (this is per my scenario and still fresh in the flip game, with no PM or well grounded structure).

I am leaning toward just starting fresh on Dec 1 and keeping them on a short lease (i.e. start the eviction as soon as I legally can on day 5 rather than waiting until my customary day 10.)
