Dave Foster is the 1031 specialist we use at Jake & Gino, so I would get clarity on that piece first.

Also, as I and @Dave Foster told you on that other thread, there is no honest creativity with 1031 if you plan to 1031 into a residence where you will live immediately.

The first thing I would do is try to find some people that already do land flipping in your area and try to collaborate with them and try to add value to them as much as possible!
