I would underwrite buyers based on stability of income, financial payment history & ability to pay.

The eternal question in situations is would you buy this?  

I see many situations where one generation wants to buy out a prior generation or, more typically, siblings.

I understand this is a good way to become financially secure over time and am eager to start.  

Another situation that occurs more than I wish is cars parking on lawns.
