Since you have a background in software engineering maybe this could be a gap in the market you could fill. 

Should we expect to have difficulty filling the last couple months of MTR because the MTR calendar will show less than 3 months available starting April?  

Placing the right tenant is crucial, don't just rush into a lease with one because you want the property filled.

Networking will give you some people to lean on for questions and to fill in the other blanks i.e. contractors, insurance agents, inspectors, property management, etc. 

We thought that it seemed like SROs fill a valuable niche, and that property owners who manage them stand to gain high-density cash flows commensurate to the high-density living.How did you find this deal and how did you negotiate it?

Things that require security like this add financial risk because construction is like herding cats, And can be filled with time delays that mount up .This is something a more experienced operator might have known to look for, but still read and notate every contract before signing.Good Luck!

Digital cameras make it easy to take hundreds of photos during each inspection.They sure do but you would be surprised at the amount of inspections I see that don’t have any pictures or any fully filled out move in/ move out.  

I always marvel at the fit and finish of wood molding on Old homes, particularly stain grade where there was no caulk used to fill in gaps.

A lot of these buildings are already filled with renters that have hit their limits on ability to pay.
