other wise its no deal.I submit that is mid west thinking and flawed for west coast.The mid west that is what you need to do because real estate really never moves in value and many times goes down over time and or cap ex creates a negative equity situation because values don't rise. so you NEED cash flow to make any sense at all in owning them. plus they are in many instance highly illiquid compared to west coast assets.In just looking at your avatars it looks like you folks are in your 20 to 30's most buy and hold investors have a fantasy of owning the properties for ever.. so for ever is 20 to 30 years.
