These regulations are basically trying to prevent all unsolicited calls and text messages to people with whom you don't have a prior business relationship or permission to contact.

Prior to getting my license, I had some great agents that were strong at negotiating. 

We require first and last month's rent and security deposit prior to move in.

Just that our agreement renews annually for a subsequent 12 months if we don’t provide 30 days notice prior to renewal.

@Nold R.In addition to the great post from Dave, possibly consider an option where the property is taken out of the LLC sooner rather than later and held as tenants-in-common prior to the sale, possibly setting you up in a position to take your share of the proceeds and individually purchase a replacement property via 1031 exchange. 

I thought better to terminate in the middle of repairs prior to them completing everything + Owe appraisal fees to Lender.  

They are the only home inspection company I’ve used that pulls permits to see all the work that has been done on the houses prior to inspection.

You can do as little as 0% down and maybe even get money back at closing if you can implement seller credits into your offer during the inspection period or prior to going in contract.
