started the interest rate at 8.5% and wrote in the contract that their interest rate will change anytime my bank loan's changes (every 5 years) and will always remain 2.5 interest points above...for what it's worth...i have another under contract that hopefully will close soon..i'd be interested in hearing about this wally wrap as well bryan...what was that?

Negligible changes called "diminimus" are the easiest, but they are along the lines of 1 foot out of a 50 foot setback.

For non-STR properties, last year the Honolulu mayor and city council tried to change the 30 day minimum to 90 days.  

In fact, the most profitable deals I've ever done were in these markets.

You are generally going to either buy it at 95% of value or what is owed, which ever is lower. 

All of these things change over time.

As other people mentioned the areas do change pretty quickly. 

There are some area I don’t think will ever gentrify even in the north side.  

Hearing dates are presently around 1-2 months presently (though obviously that can change).
