You should trust yourself and not compromise your core beliefs in pursuit of success, whether it be a conscious decision or just a naïve one. 

The seller's agent should most definitely limit the exposure to prevent a conscious or unconscious discrimination based on a protected class. 

If not, I think I would at least do that and put the trust in the environmental experts.

I don't think you need an app with a monthly subscription to track property addresses of vacant houses if you are budget conscious and haven't done a deal yet. 

The reason would be that the tenants are not taking care of their apartment and I want to make sure they remain conscious of taking care of the apartment.

It almost feels like I am out trying to get a loan;(   Ultimately, I am the customer and it is been a great experience when treated like one, I am pretty sure that since I am paying all the fees, points, environmental, appraisals- this puts me the position of "Customer"  most banks do not realize this and instead treat you like they are doing you a favor for even letting you apply.  

You may not be able to avoid the exclusions but knowing what the impact may allow you to shift the risk (using licensed and insured subs, specialists in environmental remediation, etc)

Is a phase1 environmental report and survey being provided? 

Next thing you know you’ll be tryin to poop in the woods without an environmental study. :-)

They’re more expensive and slower but you can advertise it as more environmentally friendly (genuinely).
