I will add we took out a loan to buy the home for 20k along with extra cash to put into our home to make a "home office" out of the attached garage we never used except for storage so we added even more value to our 156k purchase.

I'm wondering what lease clauses people are using for like remote-workers wanting their own office, or artists renting an apartment but not living there, or an online shop that just needs space for storage and a computer.

Some thoughts - garages or carports, for extra income from tenantsIf you have the ability to add a second driveway, consider trailer / boat / rv storage in an area enclosed by a privacy fence, or even garages to be rented to non-tenants for cars / storage.

Ideally, I'd like to buy a more practical car for managing my rental (something with more storag space) later this year. 

Their investments were apartment complexes, self storage, car washes real estate debt funds where you could choose which fund you wanted to invest in. 

Hot water heater leaked and flooded downstairs storage area.

Talk to zoning about possible simple storage structure.  

Pack up all your stuff in pods/self storage/whatever.

I now live in Alabama where it seems the opportunities are endless.

I've got about $10k I'm willing to spend, and here's what I've come up with as far as updates go:- Add shelving for grocery storage - there's very little today- Rehab the front porch (you can feel the plywood sink in places as you walk over it)- Repaint the outside of the house (paint is peeling)- Add a fence for the back yard- Add a back door (there's only one entrance/exit to the house)- Pave the driveway on both sides of the tree out front- Add exterior lights to the side and back of house- Update kitchen counters (granite?)
